Todd Cunningham

Chief Operating Officer
Todd Cunningham serves on the FPG Executive Committee and as Chief Operating Officer of the firm. Todd manages community planning, housing product design, and project management. In addition, he oversees all project construction, marketing, merchandising, and sales functions. Beginning in the late 1990s, Todd teamed with IHP’s Carl Neuss in assembling and executing a portfolio successful joint venture housing projects throughout Southern California. In 2011, Todd and Carl founded Woodbridge Pacific Group. Between 2011 and 2018, WPG has grown into a company delivering up to $170 Million in new home sales per year. Since its founding, WPG has acquired and developed a portfolio of projects in Southern California comprising over $1 Billion in total new home sales value.
For the thirty years prior to WPG’s founding, Todd has been professionally engaged as a residential development executive and company owner in California's land and housing development industry. Todd possesses in-depth experience in all aspects of the business including project planning and entitlement, product design and construction, and sales & marketing. Under Todd’s leadership, WPG maintains a strong commitment to a hands-on management approach in both daily operations and longer-term decision making at the firm.
In 1976, Todd joined the staff of M.J. Brock, a leading California homebuilder. Starting in project and construction management, he was promoted to Division President of Brock's Orange County Division in 1983. In 1987, Todd co-founded Brighton Homes, building the company into one of the top ten Southern California homebuilders, with annual new home deliveries of 300 to 400 homes and annual revenues reaching $175 million. In 1994, he co-founded Woodbridge Development. Between 1994 and 2010, this company completed twenty-four new home projects throughout Southern California. In 2011, the operations of Woodbridge Development and Pacific Cascade Group were merged to form Woodbridge Pacific Group. Todd earned his BS degree in Construction Management at the California State University at San Luis Obispo in 1974. He also completed his MBA at Cal State San Luis Obispo in 1976. Todd and his wife, Jody, have five children and live in Laguna Hills, California.
Andrew Murphy

Chief Investment Officer
Andrew Murphy serves on the Executive Committee and oversees new investments for FPG. Andrew is also Chief Investment Officer of Woodbridge Pacific Group where he oversees the companies land acquisition, finance and control functions. Prior to joining FPG/WPG in 2014, Andrew held leadership roles in the Southern California homebuilding and real estate development industry for over twenty years, serving in top management positions at Fieldstone Communities & American Property Enterprises. Andrew’s relationship with the WPG leadership team began in the late 1990s when, while at Fieldstone, he teamed with IHP’s Carl Neuss to originate and execute several homebuilding joint ventures located in Southern California.
Between 1992 and 2006, Andrew was a member of the executive team at Fieldstone Communities, a leading California homebuilding company. At Fieldstone, Andrew served as President of the South Counties Division, managing a two-office, two-county division that constructed about 400 homes annually and produced revenues of over $200 million per year. He also served on the Fieldstone Executive & Land Committees. Previously, Andrew was corporate Treasurer, arranging both joint venture equity and construction debt. After the early 1990s recession, Andrew managed the resolution and restructure of a company $180 million land loan, which resolution re-positioned Fieldstone for rapid growth in the follow-on economic upcycle.
Between 2006 and 2014, Andrew served as Executive Vice President and Chief Operating Officer for American Property Enterprises (APE), a diversified real estate investment and operating firm based in San Diego. At APE, Andrew was responsible for the acquisition, asset management, leasing, and operations of the company’s multi-tenant income property portfolio and land investment portfolio (including over 1,000 Southern California lots between 2008 and 2010). Previous to this, Andrew served as Vice President at Birtcher, an office/industrial development company, where he assisted in a $100 million partial sale of the company to Mitsui Inc. Early in his career, Andrew served as a commercial real estate loan officer at First Interstate Bank.
Andrew has a B.A. in Economics from UCLA and an MBA from U.C. Berkeley’s Haas School of Business, graduating with honors . He has been married to his wife, Martha, for twenty-five years and lives in Orange County, CA with the youngest of their five children. He has previously served as President of the Building Industry Association of San Diego, as Vice Chairman of the YMCA of San Diego County, and as Chairman of the Residential Real Estate Committee at the University of San Diego’s Burnham-Moores Center for Real Estate. He is a licensed California Real Estate Broker.
Danny Huitt

Operations
A 30-year veteran of construction management and land development in home building industry, Mr. Huitt servers as Vice-President of Operations at FPG/WPG. A key member of the WPG management team with over 20 years tenure at the firm, Huitt oversees all aspects of company’s construction operations and construction purchasing and budgeting. Huitt possesses broad experience in all aspects of both land development and vertical construction having managed and executed construction operations on scores of residential development projects over his career. With long experience in subcontractor bidding and management, site development, and project budget management, Huitt bring great expertise to the his value-engineering and cost control responsibilities at WPG. Huitt is responsible for all company field operations, including construction management, purchasing for onsite and offsite improvements, construction scheduling, customer service, new home option administration, and budget reporting.
Mr. Huitt began his career in the homebuilding industry at the Presley Companies in 1972 as an Assistant Superintendent. Subsequently, he worked for Levitt & Sons, M.J. Brock and Brighton Homes in various capacities as Customer Service Manager, Project Manager, Purchasing Manager, Operations Manager and finally, Vice President of Operations. Huitt is a licensed General Contractor in the State of California.
Michael Canfield

Land Acquisition
Mike Canfield serves as FPG Director of Land Acquisition. In this role, Mike leads company efforts on land acquisition activities with a special focus on Foremost Pacific, the firm’s rental housing business unit. Mike served as Senior Vice President of Land Acquisition at Foremost Companies. Mike has been involved in major real estate transactions in California and nationally for more than 15 years. Canfield is the lead executive responsible for identifying development properties in key markets expected to drive company growth. His duties include negotiating and underwriting new project acquisitions, managing the company’s due diligence efforts, participating in forward planning efforts and overseeing land marketing and disposition activities. Canfield is also responsible for coordinating acquisition strategy with the Firm’s capital partners.
Earlier in his career, Canfield led the Acquisitions division at SunCal Companies, where he oversaw transactions bringing more than 100,000 lots into the portfolio of one of California’s largest residential land developers. During his six-year tenure at SunCal, Canfield helped guide the company through a period of growth that saw its holdings go from 10 communities to nearly 80 communities. Prior to this, Mike spent four years as a land acquisition manager for Toll Brothers ,a major publicly traded US homebuilder. Canfield has also worked on the public-sector side of development in city planning and administration.
Canfield holds a law degree from the University of California, Hastings College of Law and is a member of the California State Bar of California. Mike holds a bachelor’s degree in public administration with a minor in business economics from California State University, Long Beach. He is a veteran of the U.S. Army Airborne Infantry. Canfield lives in Yorba Linda with his wife, Tania, and is the proud father of one son and two daughter.
Bing Chen
Director,
Project Investments
A key member of the FPG/WPG team since 2008, Ms. Chen is responsible for investment review, due diligence assessment, business planning, and project monitoring and reporting for FPG/WPG’s portfolio of real estate development projects. In addition, Chen teams with other staff members in managing all land acquisition and capital formation efforts for new projects. Chen is responsible for in-house economic analysis, market analysis, financial modelling, legal review, and due diligence efforts on the company’s new projects and oversees outside consultants contributing to project assessments. During the project execution phase, Chen works with the FPG/WPG project and financial management teams to update and re-forecast project performance for conformance to business plan objectives.
Prior to joining FPG/WPG, Chen served as a real estate portfolio review analyst in Pacific Premier Bank where she was responsible for assessing and managing the bank's commercial real estate loan portfolio. Previously, Chen served as Examiner-in-Charge in People's Bank of China (Central Bank) where she monitored operations of financial institutions and directed large-scale on-site examination projects.
Chen graduated from Zhongshan University with a B.S. in Economics and earned an MBA / MS in Finance at the University of Maryland. Chen has earned the highly regarded designation as Chartered Financial Analyst (CFA) and is an active member of the CFA Society of Orange County.
Alex Neuss
Manager,
Investments
Alex Neuss is Manager of Investments at FPG. In this role, Neuss assists in deal sourcing, investment underwriting, legal review, and investment implementation activities for the firm. Joining the FPG/WPG team in 2011, Neuss has provided project management, due diligence, market outreach, and investment review for Woodbridge Pacific Group, FPG’s real estate development affiliate. Alex is currently focused on building FPG’s Build-For-Rent real estate investment portfolio. Neuss earned his Bachelor of Arts degree in Politics at Willamette University.
Steve Carroll
Project Director
Mr. Carroll has 25 years’ experience in all aspects of land development, infrastructure construction, and homebuilding operations. Having worked with FPG/WPG’s leadership for the past 20 years, Carroll serves as Project Director for the company, overseeing all site development, subcontractor management, and homebuilding activities within the firm’s Southern California region. Steve directs the company’s team of Project Managers responsible for all day-to-day project operations. Carrol is responsible to keep all of the company’s Southern California projects on budget and on time within the overall mission of delivering new homes of the very highest quality to WPG homebuyers.
Carroll’s responsibilities at FPG/WPG have steadily progressed over his long tenure with the firm. Joining Woodbridge in 1995, Mr. Carroll first served as Project Superintendent, building the firm’s very first project in Dove Canyon, CA. Subsequently, Steve has held the positions of General Superintendent, Warranty Manager, Project Manager, and, currently, Project Director. Prior to joining Woodbridge, Steve was employed at the William Lyon Company and then at Brighton Homes serving in both Superintendent and Customer Service Representative capacities.
AJ Reese
Vice President,
Accounting & Control
AJ Reese serves as Controller of FPG/WPG, where he oversees the company’s accounting, control, and financial management & reporting functions. Mr. Reese has over 15 years’ professional experience in the financial management of both larger and mid-sized business enterprises. With an extensive background in the real estate sector, Reese has special experience in the development and disposition of multi-family and single family residential, hospitality, and commercial property assets. Reese has held various leadership and operating roles in Fortune 500 homebuilding companies and also currently holds managing officer and administrative roles in the United States Naval Reserve. While working with major publicly-traded homebuilding companies, Reese was fiscally responsible for an operating division which closed over 2,000 homes annually with over $1.0 billion in yearly revenue and $1.5 billion in assets. Reese has also served as Chief Financial Officer of a privately held property management and commercial brokerage firm managing $500 million in client assets with a portfolio that included large hotels (Marriott, Hilton, and Hyatt properties), over 20 apartment complexes, and more than 30 commercial buildings. Reese has also served as Vice President of Finance & Control at Canyon Oak Capital Partners, a multifamily office affiliate of FPG.
AJ is a Certified Public Accountant and a licensed Real Estate Broker in both Texas and California. He is a Lieutenant in the United States Naval Reserve where he is responsible for logistics support for the US Navy SEAL Team. Reese currently serves as Treasurer and Board Member for Habitat for Humanity, a non-profit housing enterprise. AJ earned his BS degree in Finance from University of Texas at Arlington and an MBA from University of California, Riverside.
Bradley Davis

Project Marketing
Joining FPG/WPG in 2014, Mr. Davis serves as Manager of Marketing Communications for the firm. In this role, Bradley prepares and coordinates all FPG/WPG initiatives supporting the company’s sales and marketing efforts. He works directly with the Senior Vice President of Marketing on the day-to-day activities associated with planning, production and implementation of the company’s marketing programs. These responsibilities include application of the latest in information, communication, advertising, and social media methods including web-based marketing, advertising and outreach programs, website design and updates, interactive software technology for all sales office applications, oversight and follow-up for all homebuyer prospects, both print and on-line advertising and signage, and all project news releases, video production, and project photography.
Prior to his current role, Davis served as Senior Sales and Marketing Coordinator at WPG. Previous to joining WPG, Bradley was employed as Senior Marketing Coordinator at Lyon Communities. He began his career at Lamb Energy, Ibc where has held the position of Marketing Analyst. Davis is a graduate of California State University at Fullerton and holds a BS Degree in Business Administration with a concentration in Marketing.
Sara Near
Vice President,
Project Sales
Sara Near serves as Foremost Pacific Group’s Vice President of Sales. In this role, Sara oversees all retail sales efforts for the company’s residential communities. Her responsibilities include leading several teams of Sales Counselors and managing all FPG’s closing transactions with property buyers, including responsibility for all sales related workflow, title review and coordination, escrow management, sales transaction negotiations, HOA enrollment matters, legal review, marketing program coordination, and California Bureau Real Estate processes and consultants.
Prior to joining FPG, Ms. Near served as Vice President of Sales & Marketing for Benchmark Communities where she led all sales and marketing efforts in the company’s Southern California region. Sara began her career in the Southern California housing industry in 2004 after spending 10 years in the retail brokerage industry. Near’s experience also includes several years with Pulte Group as their Vice President of Customer Relations in the Southern California market. Ms. Near Holds a B.S. in Finance from the University of Iowa.
